Property Description

Four Seasons Sunset Villas offer you the opportunity to live in the heart of the Costa Palmas community, literally steps from the Robert Trent Jones II- designed golf course and a quick cart ride to the Costa Palmas Beach Club.

Villa floorplans vary from four, five, and six-bedroom options, with signature fairway views and the Sierra de La Laguna mountain range.

Design Overview

The composition of the Sunset Villa homes is meant to celebrate the lush surrounding outdoor spaces. The meandering entry path leads you between the masses of the home, past desert landscape and water features, then delivers you to the expansive sunset and golf views that are backed by the Sierra de la Laguna mountains.

The textured board-formed concrete walls echo the natural colors of the earth and serve as a canvas for the landscape within the entry courtyard. The lush plant life filters the sunlight and creates dappled shadows in each space.

With a large living room and two bedrooms on the view, the lot sizing and architecture makes a strong connection with the rolling greens of the golf course, mountains and sunset beyond. They become a part of the pool deck and living room as the indoor and outdoor spaces blend. The west facing pool receives prime sun, while the living room is shaded by a deep trellis canopy.
each having very distinct style.

The kitchen and bathrooms have unexpected hints of colored tile which help the interior design and architecture work in unison while each having very distinct style.

The interior design is meant to soften the texture of the concrete walls and floors. The woods are warm, rich and play into the vibrant earth-tones of the space. The marble in the kitchen is exotic and adds an element of luxury to an otherwise minimal palette. Fireclay tile clads the walls in the bathrooms and complements the marble and rosa morada vanities.

Saturated ochre mixes with the deep browns in the Rosa Morada wood, and thick Belgian linen sits side-by-side with slick glass tabletops. Chunky, deep teal boucle compliments a handmade rattan side chair. The seating is deep and indulgently comfortable. The subtle curves of the furniture cast a nice contrast against the clean corners of the architecture.

Frequently Asked Questions

Can a foreigner own real estate in Mexico?

Absolutely! The key distinction in the buying process is the use of a trust or fideicomiso. It is required to acquire property or land in the Restricted Zone. The restrcited zone is 100 km from the border with another country and 50km from the coastline.

What is the restricted zone?

100 km from national borders and 50 km from the coastline.

What is a Fideicomiso?

It is a trust system ownership sanctioned by the Mexican government and secured by the Central Bank of Mexico.

In very simple terms, the foreign buyer is the beneficiary of that trust.

It is 50-year perpetually renewable and transferable bank trust.

The beneficiary of the trust has ALL the rights commonly enjoyed by a Mexican owner (use, sell, lease, etc)

It means irrevocable and absolute ownership rights to the property; the bank CANNOT sell the property without written consent of the beneficiary. The Mexican Bank Trust only holds the property title for the beneficiary but doesn't have any rights over the property.

It is important to mention that a lot of Mexican nationals go for a trust based ownership as it clearly states the beneficiaries in case of death.

Why is the use of a trust required?

In the 1917 Mexican Constitution, foreign ownership was forbidden in the Restricted zone because of Mexico's long history of land ownership dominated by foreigners (article 27). In 1973, a series of foreign investment laws were implemented as the Mexican government saw that foreign investment could have a positive impact on the economy. As a result of the relaxation of the laws on foreign investment, the trust system was created in 1993. Overall, it was much easier to create a trust system for foreign ownership than completely changing the Mexican Constitution.
